Tracy Hills, being developed by Integral Communities, is a FORMA Planned Community that captures and enhances the spirit of the City of Tracy. The comprehensive Specific Plan Amendment made necessary modifications to bring the Specific Plan into compliance and make it consistent with the current General Plan and various other updates to City infrastructure master plans. The current Specific Plan Amendment includes an updated mixture of 5,500 residential units, 1.6 million square feet of mixed-use business park, 100 acres of neighborhood-serving commercial uses, 360 acres of industrial uses, schools, parks and open space within the 2,700 acre Specific Plan.
