Newhall Ranch, unincorporated Los Angeles County (west of Santa Clarita)

Located along the Santa Clarita River in Los Angeles County and totaling approximately 12,000 acres, Newhall Ranch, at the time of approval, was the largest land holding under a Specific Plan in Los Angeles County (LACO). Newhall Ranch was the first private project in LACO to utilize GIS in the planning process and the first project that had extensive Community Involvement for over a year prior to public hearings. The Master Plan created and entitled by FORMA, called for a balanced community of over 18,000 homes, over 60 acres of commercial land use, over 30 acres of visitor serving uses, over 240 acres of business park employment uses, and over 5,000 acres in permanent open space. FORMA’s involvement spans decades of the project’s history, from initial entitlement to transfer of ownership to final development consistency analysis.
